Closing cost calculator
In Puerto Rico the deed is signed before a notary, stamped, and recorded in the Property Registry. Most of what you pay follows published schedules, so the estimate below is itemized line by line, the way a notary's closing statement is.
Closing estimateSchedules as of Oct 2026
An estimate, not a quote. Statutory lines follow published schedules; service lines show typical notary charges, which vary. Excludes inspection, survey, appraisal, lender fees, insurance, and brokerage commissions. Your notary confirms exact amounts.
How the statutory lines are calculated
The schedules
- Internal revenue stamps: on the original deed, $2 for the first $1,000 plus $1 for each additional $1,000 or fraction. On the certified copy, $1 plus $0.50 per additional $1,000.
- Legal assistance stamps (deeds of $25,000 or more): $5 on the original and $2.50 on each copy up to $50,000, plus the same for each additional $50,000 or fraction.
- Property Registry: recording fee of $2 per $1,000 on the first $25,000 and $4 per $1,000 above, a $15 presentation voucher, and a $0.50 Political Code stamp.
- Notary fee: $150 up to $10,000; between $10,000 and $5,000,000, 0.5% to 1%, negotiable; above $5,000,000, negotiable with a $25,000 minimum.
- Financing: a mortgage deed carries its own stamps, Registry fee, and notary fee on the loan amount.
