The hurricane ready home: a buyer's checklist
The Atlantic hurricane season runs from June 1 to November 30. A home built and equipped for it is worth more, costs less to insure, and lets you stay put when it matters.
Structure and envelope
- Construction type: reinforced concrete is common; ask about the roof structure
- Windows and doors: impact rated glass or shutters, and their age
- Roof: age, membrane, and drainage
- Year built and any post storm repairs, with permits
Power and water
- Generator: whole house or partial, fuel and run time. See generators.
- Cistern: capacity and pump on backup power. See cisterns.
- Solar and battery storage
Flood and insurance
In 2018 the Puerto Rico Planning Board adopted FEMA's Advisory Base Flood Elevation maps on an emergency basis for new construction and substantial improvements, adding a Coastal A Zone. Ask for the property's flood zone and an elevation certificate where relevant, and get insurance quotes before you commit.
