Market reports, by neighborhood

A comparative market analysis tells you what a home is worth by measuring it against real sales nearby. Ours compares like with like: interior space to interior space, homes with full backup power to homes with full backup power. Request one for any address or community, free.

The numbers, as we verify them

We publish a figure only when it comes from closed sales data we are licensed to use. Until our MLS data feed is connected, these snapshots show the measures we track and leave the values open. Request a report and we prepare the current numbers for you by hand.

Status key: Verified from licensed sales data · Unverified from a public source, not yet confirmed · Pending awaiting data.

What our CMA includes

Most valuations in Puerto Rico skip the details that set the price.

Portal estimates average everything together. A villa with a full house generator and a 3,000 gallon cistern is not the same asset as one without, and a terrace is not living space. Our analysis accounts for both.

  • Interior and exterior square footage, measured separately. Price per interior square foot is the honest comparison; covered and uncovered terraces are noted, not blended in.
  • Infrastructure adjustments. Generator (full or partial backup, capacity), water cistern and capacity, solar and battery storage.
  • Community costs. HOA, club membership, initiation fees, and CRIM property tax where available.
  • Comparable sales in the same community or a defined radius, with sale date, price, and days on market.
  • Active and pending competition, with price changes since listing.
  • Every figure labeled Verified, Unverified, or Unknown, with its source and date.

A CMA is a market analysis prepared by a licensed real estate professional, not an appraisal. Lenders require an appraisal by a licensed appraiser.

Questions

What is a CMA in real estate?

A comparative market analysis estimates a property's market value by comparing it with similar homes that recently sold, are under contract, or are for sale nearby, adjusting for differences such as size, condition, and features.

How much does an ORAVISTA CMA cost?

Nothing. Buyers and owners can request one for any Puerto Rico address or community. No account is needed.

Why does interior square footage matter so much in Puerto Rico?

Listings often mix interior space with terraces and balconies. Comparing price per interior square foot keeps the comparison fair between homes with very different outdoor areas.

Is a CMA the same as an appraisal?

No. An appraisal is a formal valuation by a licensed appraiser, usually required by a lender. A CMA is a market analysis used to set or evaluate a price.
