San Juan

The capital and its neighbors offer the island's widest range of homes: colonial townhouses within the old walls, beachfront houses in Ocean Park, historic residences in Miramar, oceanfront towers in Isla Verde, and family estates in Guaynabo.

Old San Juan

Founded under its current name in 1521, Old San Juan is a National Historic Landmark District. La Fortaleza and the San Juan National Historic Site, including El Morro and San Cristóbal, were inscribed as a UNESCO World Heritage Site in 1983. La Fortaleza, built between 1533 and 1540, remains the governor's residence. Buying here usually means a historic building, so ask early which approvals any renovation would need.

Ocean Park

A beachfront residential district in Santurce centered on McLeary Avenue, with most single family homes built between 1930 and 1950. Its beach is popular for kitesurfing and windsurfing. Ocean Park lies within a few miles of Condado, Old San Juan, and the airport.

Miramar

An established Santurce neighborhood of tree lined streets, Spanish Revival homes, and Prairie School buildings by Antonin Nechodoma, bordering the Condado Lagoon. Miramar was listed on the Puerto Rico Register of Historic Sites and Zones in 2007.

Isla Verde

Technically in the municipality of Carolina, Isla Verde is a beachfront district of hotels and condominium towers next to Luis Muñoz Marín International Airport, the busiest airport in the insular Caribbean.

Guaynabo

A municipality just west of San Juan with a 2020 population of 89,780, home to the Caparra ruins, the first European settlement on the island (1508), and to the Baldwin School of Puerto Rico, an IB World School serving pre kindergarten through grade 12. Guaynabo's gated communities attract families who want proximity to schools and business districts.

What to verify in San Juan

  • In Old San Juan and Miramar: historic designation and the permits needed for renovations.
  • For condominiums: building generator and cistern coverage, maintenance fees, and rental rules.
  • Water service history in the area. Parts of the metro area, including San Juan and Carolina, entered alternating water service in August 2026 due to drought at the Carraízo reservoir, which makes cisterns important.
  • Parking, which is limited in Old San Juan.
