Interior vs. exterior square footage in Puerto Rico listings

Two listings say 5,000 square feet. One means air conditioned living space. The other counts the terraces, the pool deck, and the carport. In Puerto Rico you have to ask which.

Three numbers, not one

  • Interior living area. Enclosed, conditioned space. This is the number to compare.
  • Covered exterior. Terraces, loggias, and balconies under a roof. Valuable in this climate, but not living space.
  • Uncovered exterior. Open decks, roof terraces, and pool areas.

Why it matters for price

Price per square foot only works when both homes are measured the same way. A home that blends terraces into its total looks cheaper per square foot than it is. Comparing price per interior square foot keeps the comparison honest.

Where to find the real number

  • Architectural plans or an as built survey
  • The condominium master deed for apartments, which defines each unit's area
  • The appraisal, if one has been done
  • The CRIM record, with care, since assessments may be outdated

How ORAVISTA records it

Every ORAVISTA record separates interior, covered exterior, and uncovered exterior area, each with its own verification status and source.

Questions

What is the difference between interior and exterior square footage?

Interior square footage is enclosed living space. Exterior square footage covers terraces, balconies, and decks, covered or open. Listings in Puerto Rico sometimes combine them, so ask for each separately.
